This initial phase is all about you! We begin by listening. Understanding your vision, lifestyle, goals, and budget lays the foundation for everything that follows. Usually a list of "Must Haves," "Nice to Haves," and "Must Not Haves" helps us hone in on the details that will truly make your home unique to you.

Once we have a better understanding of what makes you tick, we work together to develop initial design concepts even before we have identified a potential property. This allows us to have a detailed understanding of the size and scope of your ideal home as well as the build price, which then informs the type of property we need to look for and how much we can spend on the lot. When a client already owns their lot, we develop initial site plan layout concepts and move directly into floor plans. Throughout the design phase, as we continue to develop the plans we are able to provide updated pricing along the way which allows you to make informed choices and avoid the dreaded sticker shock surprise at the end.

Once a design has been finalized and we have a green light on the project, we begin a thorough Preconstruction process aimed at getting all of the details for the project finalized and organized for a successful build. Most significantly, in this phase you will work with our in house interior design team to customize the interior design and finish selections through a series of visits to showrooms and design studios. We will walk you through this process start to finish to avoid the inevitable selection fatigue!Simultaneously, our architectural team is hard at work creating all of the drawings and exhibits required for the various municipal approvals and permit reviews to allow us to begin construction as soon as possible.

Our dedicated field team manages the construction of your project from start to finish. You will be assigned a Project Manager who will keep you apprised of the progress every step of the way, including weekly updates via the client portal on our cloud based project management app, Buildertrend. Here you will find schedules, photos, updates and all of the pertinent files related to the project including specifications for all of the finish selections completed during Preconstruction.During the build there will also be formal walk throughs scheduled with the team at various checkpoints such as the electrical walk through which is conducted as soon as the house is under roof and ready for the next phase.

The end of construction is only the beginning of our journey together. All of our projects include a 1 year warranty with us which involves scheduled formal walk throughs at various checkpoints to ensure everything is going smoothly.Many of our clients seek us out long after the dust has settled to look at new projects around the house or if they have questions or things they would like to change in the home. This is way more than a transaction- it is truly the start of a long term relationship!
